Where are we Located
The Dubai Pearl project is set in a circular, two million sq ft site, in the heart of Dubai Media City (DMC). The site faces Al Sufouh Road, overlooking the Palm Jumeirah and adjacent to the Royal Mirage Hotel.
DMC is part of the Dubai Technology, Electronics, Commerce and Media Zone Authority (TCOM), which also includes the adjacent Dubai Internet City (DIC).
This area is expected to expand rapidly over the coming year, with the volume of employees on TECOM land, projected to grow from 10,000 employees in 2003 to over 70,000 by 2008. If realized, this would result in a compound average growth rate in employees on TECOM-owned land of approximately 40-50 per cent per annum.
The TECOM area is currently home to a number of major companies’ regional headquarters, including Compaq, Dell, Microsoft, IBM, Reuters and CNN.
Project Managers
The architect of the project is Chapman Taylor, which is a leading international group of architects, master planners and designers, with offices across Europe. The company is actively considering appointing ECE as the marketing consultants and mall manager for the project. ECE Project Management G.m.b.h. & Co KG was founded in 1965. The company is the European market leader in the field of inner city shopping centers. Moreover, ECE also develops and builds transport complexes and other special-purpose properties. The first ECE shopping center, the Franken-Zentrum, was opened in 1969, in Numberg Langwasser. For the first time, all retailers had their own shop entrance, their own shop window and their own distinctive name. This made retailers independent and enabled them to perform at their own levels. This proved to be a real incentive. Retailers who failed to “deliver the goods” paid the price in terms of their reputation, but this did not reflect on the overall image of the shopping center.
ECE attached major importance to ensuring a balanced branch mix that made room for both regional and national retailers. Following extension and optimization, the Franken Center is still one of the most successful centers anywhere in Germany. The total area of the center was increased from 14,000 m2 to 30,000 m2 in 1979 and further extended to 40,000 m2 between 1991 and 1993. In the shopping mall segment they are currently managing about 76 complexes and 12 more are under various stages of completion. They are handling about 7,200 tenants and manage about 2.2 million m2 of built up area. ECE will be working in association with a mall leasing company of high repute.
